Connecting the River Valley

 

INTRODUCING. In its core area of Canninghill Piers & Canninghill Square is a planned mixed-use commercial and residential project, which brings together two iconic local landmarks-Canninghill's historic Canninghill Market & the iconic Southport Shopping Centre. An active group of local residents are working with the developer to make sure that this transformation into a mixed-use commercial centre will enhance the local's lifestyle and community values. The project is being developed by New Towns Design & Builders (NCBD), a group of local businesses, government agencies, local citizens, and local businesses to co-ordinate and enhance the Canninghill Piers' retail and office spaces. The project aims to create a mixed-use, high-rise development that will accommodate the rapidly increasing population of the city, whilst providing a vital public service. There is also a vision for the development to include a retail centre, public spaces, educational facilities and recreational facilities.

Background. Canninghill Piers/Canninghill Square (renewable utilisation) is a planned mixed-use development located at River Ridge Road and in close proximity of Clarke Quay's famous Canninghill Market & the iconic Southport Shopping Centre. The former development comprises Somerset Levels serviced flats, Canninghill Market and a number of serviced apartments/asia hotels, whilst the latter stretches over a number of streets and includes a fully retail and commercialised Canninghill Market.

The Canninghill Piers floor plan integrates a series of public spaces designed to provide a central location for residents and businesses. Central areas have been designated as Canninghill Park and Pond; these are set to incorporate a new multi-purpose leisure and shopping centre. The proposed park is to include an integrated children's area, which will incorporate a 'big screen' projection television theatre and an area for interactive fun. The proposed retail centre will feature a large variety of retail outlets including food outlets, as well as Canninghill Piers retail stores. This new project is anticipated to generate high levels of annual revenue and create a substantial boost to the property value.

The integrated development includes a new Canninghill Court, which is set to comprise an apartment building, retail premises and a ground floor commercial unit. The apartments at this site will provide the required workforce to cater for the ever increasing demand for housing in the area. The proposed Canninghill Piers location map shows a continuous line between the Canninghill Market and the former court. The proposed retail outlets are positioned to compliment the primary Canninghill Market, which is set to be the largest multi-storey shopping centre on the South Devon coastline.

The proposed Canninghill Piers location map shows that there is a future provision for three new townhouses at the Canninghill Market. These townhouses are proposed to form part of a mixed-income community and are planned to cater for the higher to lower income families in the area. The planned developments, are positioned to form a triangle that runs along the south east edge of the proposed Canninghill Piers development, with the Canninghill Market takes over the northern end of the triangle. The proposed river valley road connection will allow for the transport of goods, passengers and residents to the different locations.

The integrated development is designed to provide the key transport links to the town centre. There will be a bus service from Croyde to Sandringham and the Camley Street Bus Service will run to the Sandringham Marina and the Canninghill Shopping Centre. The planned bus services and the lack of car parking in these areas have been cited as being some of the reasons why residents have found it difficult to access their homes in the centre of Canninghill Piers. However, with the proposed changes to the residents of these communities will benefit from improved connectivity, and also improved accessibility to their own properties. With the introduction of these new facilities residents of Canninghill Piers will be able to enjoy the river valley attractions that are offered by the town, whilst having better connectivity to all of the major centres. The improved amenities are set to increase the value of homes in these communities, and boost the local economy, along with creating a better standard of living for their residents.
